KUALA LUMPUR, 2 May 2023 – iProperty.com.my today revealed the best-selling subsale residential properties in the four major Malaysian states – Kuala Lumpur, Selangor, Penang, and Johor. These landed and high-rise projects recorded the highest number of transactions between July 2021 to June 2022*. These properties provide key insights into consumers’ buying preferences during a period of post-pandemic economic recovery in Malaysia. The raw transaction data is obtained from Valuation and Property Services Department (JPPH).

Sheldon Fernandez, Country Manager, PropertyGuru Malaysia (PropertyGuru.com.my and iProperty.com.my) said, “It is interesting to note that most of the best-selling properties during this time period bear freehold titles. The property transaction volume in the subsale residential property market was particularly encouraging for Selangor and Johor’s landed properties, with built-up sizes above 1,100 sq ft. In addition, specific best-selling properties in Kuala Lumpur are equipped with excellent facilities in a tranquil and green environment, showing that livability is a factor for homebuyers. Meanwhile, landed homes continue to dominate in Johor.

Looking ahead to 2023, we expect the volume of subsale residential property transactions to increase. Demand for high-rise units costing roughly RM500,000 could continue to rise in Selangor and Penang. Meanwhile, niche high-end projects in Kuala Lumpur and Penang could continue to generate interest. With the recently announced full stamp duty exemptions for first-time homebuyers**, we hope there will be steady movement in subsale market activity as homebuyers take advantage of these financial incentives.”

In Kuala Lumpur, the two most transacted projects are in the upscale neighbourhoods of Taman Tun Dr Ismail (TTDI) and Damansara Heights, with an average median price exceeding RM1.5 million. These two locations attract affluent homebuyers who favour lush green environments with easy access to the city centre. Taman Tun Dr Ismail (TTDI) topped the list with 63 total transactions. The upper-middle-class township offers mainly freehold properties in serene surroundings close to green lungs like Taman Rimba Kiara and Bukit Kiara Federal Park. Meanwhile, Damansara Heights (46 transactions) offers a unique blend of 1970s-style bungalows, vintage designs and luxuriously built homes. In addition, Damansara Heights is strategically situated on the hillside, allowing residents to enjoy quiet surroundings close to Kuala Lumpur city centre.

The luxury theme continues with the high-rise segment in Kuala Lumpur as two high-end condominiums, Seni Mont Kiara and The Estate, Bangsar South, made it to the top three with 33 and 29 total transactions, respectively. What is interesting about these property units is that they exceed 2,000 sq ft in size. This spaciousness is complemented by exquisite interior designs and layouts, giving its residents a sense of luxury and exclusivity — an excellent appeal to homebuyers with higher disposable income. In addition, both freehold developments offer unique features for affluent homebuyers, such as low-density living, private lift lobbies, and spacious units with a scenic view of the city. In the case of Seni Mont Kiara, it has an integrated art gallery and an island concept garden. Meanwhile, one of The Estate’s unique selling points is its large layouts ranging from 2,346 sq ft to 7,057 sq ft, with single and dual-key units — an excellent appeal for multi-generational families.

In Selangor, the top 5 transactions came from terrace houses in suburban areas. Four of the five best-selling landed properties are 35 km from Kuala Lumpur city centre. This aligns with the trend of homebuyers seeking large living spaces during a period when hybrid work became the norm. Interestingly, two of the top three properties in this category are within the Serendah subdistrict of Hulu Selangor. Bukit Sentosa, which recorded 223 transactions, is an integrated freehold township that covers a land area of 2,411 acres. Bukit Sentosa shares most of its amenities and facilities with neighbouring Bukit Beruntung and Rawang Town. Amongst them are hypermarkets, educational institutions, and hospitals. Meanwhile, the second best-selling terrace house, Taman Sentosa n Klang, recorded 166 transactions. Its residents enjoy access to various amenities like established medical, school facilities, hypermarkets, and shopping malls. Regarding accessibility, it is connected via several major roads within Klang.

Affordable and livable high-rise residential properties in Selangor’s suburban areas are popular among homebuyers. The properties that perform well offer unique features such as elegant layouts and serene surroundings. For example, Sg Long Residence in Bandar Sungai Long, which recorded the highest transaction with 60 sales, is designed with a semi-detached concept, allowing unobstructed views for each unit. Coming in second is Venice Hill in nearby Cheras with 54 total transactions. In Penang, homebuyers were purchasing landed properties on the mainland within the affordable price range of under RM500,000. These transactions indicate that many of the landed properties in this area are available for young professionals and families of low-to-middle-income earners. Furthermore, these properties provide a wide array of amenities with excellent accessibility. For example, Putera Villas (57 transactions) is a townhouse development with a strata title, one of the few landed properties in Kepala Batas to have such a land title. Its facilities include such as a swimming pool, gymnasium, clubhouse, and a 24-hours security system. Bandar Tasek Mutiara (42 transactions) is a freehold township in Simpang Ampat. One of its unique selling points is that it has its own private school. Moreover, the commercial hub of Bandar Tasek Mutiara sits in the middle of the township, where the residents can enjoy the various amenities, such as banks, restaurants, clinics, and local supermarkets.

The Tamarind, which recorded 21 total transactions, is designed with scenic landscaping and ample waterscapes, immersing residents in a luxurious, resort-like environment. Its moderate price tag of RM720,000 could be attractive to homebuyers who want to live a vibrant seaside lifestyle. Meanwhile, Quayside (20 total transactions) is the first property on Penang Island with a private water park. Most of the units in this project have a great view of the seaside, with beautifully landscaped perimeters by seven acres of tropical greeneries, including a garden, a one-acre open park, and a jogging/cycling path.

After Selangor, Johor recorded the highest volume of landed property transactions — four of the five best-selling landed developments recorded more than 100 transactions. This high volume of purchases, despite the ongoing pandemic, indicates that homebuyers are willing to buy homes with good amenities and connectivity in mature neighbourhoods. The top-selling terrace house with 171 total transactions, Taman Universiti, is in the mature neighbourhood of Skudai while bordering other established developments in Johor Bahru. Regarding connectivity, Taman Universiti is easily accessible to its surrounding areas via main roads and major highways. Taman Bukit Indah, a suburb in Iskandar Puteri, is an established township known for its intricately designed landscape and lush greenery. Its strategic location is another key factor in attracting home buyers and investors. Another reason for the popularity of both properties is their location near nature and open parks, an essential factor for many homebuyers who want to live a healthy and balanced lifestyle.
