Top Projects to Buy Into near Private Learning Institutions in Klang Valley

By iProperty.com.my, May 26 2022

FOR IMMEDIATE RELEASE

KUALA LUMPUR, 26 MAY 2022 – iProperty.com.my has identified selected properties in key areas near notable international and private schools in Klang Valley which have recorded a significant number of transactions in 2021. These projects are within a 2KM radius of popular educational institutions and are located in key locations such as Subang Jaya, Puchong, Kuala Lumpur, Mont Kiara, Kepong, Petaling Jaya, Setapak, Ampang Jaya, Cheras, Seri Kembangan, Shah Alam, Klang, and Cyberjaya.

Shylendra Nathan, Country Manager -  PropertyGuru Malaysia (PropertyGuru.com.my and iProperty.com.my), said, “One of the possible buying considerations among property seekers with growing children looking for a new home is proximity to schools. Hence, they tend to prioritise accessibility to reputable schools without compromising on providing a conducive living environment. Despite the difficulties caused by the pandemic, properties located close to private and international schools continued to attract attention and witness encouraging transactional activity in 2021.

This tells us that even in tough times, buyers feel that purchasing a home close to a reputable school remains one of the top priorities. Furthermore, the transaction growth could be contributed by investors who recognise how proximity to schools can be a driver for property rental demand — especially from the expatriate community whose population is expected to increase following Malaysia’s transition to the endemic phase.”

As the market recovers, the trend of buying properties near good private learning institutions will likely accelerate. This bodes well not only in terms of the property seekers’ lifestyle and convenience for their children but also the long-term value growth of their property investment. Not to mention, the trend of moving out to suburban areas in search of a better quality of life could continue to increase as the hybrid work model becomes more popular.”

Statistically, the presence of local students in private and international schools has been growing over the past decade. According to ISC Research Data, Malaysians make up 45% of the student population of premium international schools and 65% of mid-market international schools (rated by fees). Naturally, the demand for neighbourhoods near reputable schools has increased, as properties within such locations have become prime targets for upgraders and even newlyweds. Moreover, the COVID-19 pandemic has brought about the need for an excellent remote learning environment. In this case, private learning institutions proved to be better equipped to facilitate online learning with innovative teaching methods.

There are many notable international and private schools in the Klang Valley that cater to local and international students. Please find the rundown of the neighbourhoods and selected properties, with accompanying infographics and appendix documents that property seekers can consider in the notes below.
